Project Overview
The rooftop generated strong revenue for four months of the year and sat empty for the rest. The client asked for a solution that would extend the season without turning the terrace into an enclosed room or blocking the skyline that made the space desirable in the first place.
The Visionex Solution
We designed a motorized retractable roof carried on a slim aluminum frame anchored to the existing parapet, paired with frameless glass wind screens on the two exposed elevations. Radiant heaters and dimmable lighting were integrated into the structure so no additional equipment intrudes on the floor plan.
Design & Engineering Approach
Loads were resolved against the existing roof slab with a structural review before fabrication. Drainage was routed inside the columns, and the roof was zoned so staff can open half the terrace while the rest stays covered. Every control is on a single wall-mounted panel behind the bar.
Final Result
The terrace now operates ten months a year at full capacity. The structure reads as part of the original architecture, and the client reports the space paid for itself within two seasons.
